Chapter I
The Arrival
A 300-metre drive under century oaks ends in a courtyard of honed granite. The house does not announce itself; it simply resolves out of the landscape — cedar, glass and a horizon of lawn.
— the oaks predate the deed, 1897Private Real Estate Atelier — Est. 2000
An invitation-first portfolio of estates, penthouses and architectural homes — many of which will never reach the open market.
The Atelier
For twenty-six years, Veridian has operated less like a brokerage and more like a private atelier — a small house of specialists who study architecture, light, provenance and neighborhood the way a curator studies a painting. Our clients arrive by referral and stay for generations.
Most of our finest work is invisible: the estate that changed hands before it was ever photographed, the penthouse acquired in a single, quiet conversation. Discretion is not a service we offer — it is the material we build with.

Every principal room faces south-west, tuned to the last two hours of the day. The kitchen — Calacatta, blackened oak, a nine-foot skylight — was designed around a single question: where will winter mornings be spent?

Six acres, a spring-fed pool, an orchard of forty apple trees and a guest pavilion that has hosted three generations of the same New Year's dinner. Some properties are assets. This one is a tradition.

We read plans the way we read rooms. When representation begins at the drawing stage, value is designed in — not negotiated later.

Off-market sourcing, discreet negotiation and full due diligence — from first brief to keys, without your name ever entering a portal.
Learn moreEditorial photography, architectural staging and a buyer list cultivated over two decades. Presentation that honors the property.
Learn morePortfolio strategy across prime residential markets — yield modelling, 1031 exchanges, and generational structuring done quietly.
Learn moreStaffing, maintenance, seasonal preparation and guest readiness — so the house is always exactly as you left it, only better.
Learn moreThe Method
One long conversation — about routines, seasons, schools, art, dogs, mornings. We are not listing requirements; we are learning a life.
We present five residences, not fifty — each with a dossier covering light studies, provenance, comparables and what the listing will never tell you.
Twice, at different hours — because a house at 9am and the same house at golden hour are two different properties. We attend both.
Negotiation, inspection, closing — then movers, staff, seasonal calendars. Our involvement ends when the house feels like it was always yours.
